Below is a summary of rules and regulations for our association. Please refer to our bylaws and amendments for more details.

Monthly DUES

Monthly dues are currently $300 per month (effective 10/1/24) and include the annual special assessment. Payment is only accepted through AppFolio—no checks, cash, or auto bank transfers.

Dues are required by the 7th of each month, and it is the responsibility of the owner to keep the account paid. No bills or reminders will be sent. Dues not received by the 7th of the month are assessed a 10% late fee for each late month’s payment. After 90 days of missed payments, the Association has the right to file legal action.


Move In/Out Fees

A move-in and move-out fee of $300 will be paid for each “moving event” that occurs in the big building and covers renters moving from townhomes and the big building. Owners are liable for this charge, and the same deadlines and penalties apply to this fee as monthly dues. Owners must notify the Property Manager in advance of the moving event. Moving events may take place during the hours of 7:00 AM-10:00 PM.

Community

Please respect your Oak Grove neighbors by meeting the following expectations:

  • Quiet hours of 10:00 PM-7:00 AM.

  • Maintain security of the big building by keeping entry doors locked.

  • No open flame grills or gas grills allowed on decks of the big building. Townhome owners cover grills/store in garage.

  • No fire pits, hot tubs, or swimming pools allowed on Oak Grove property.

  • No dogs allowed or kept within any unit or on any of the general or limited common elements. Dogs of guests allowed 4 days if not a nuisance.

  • A unit owner may have 1 or 2 cats if not a nuisance.


Maintenance and Upkeep of Units and Grounds

Please adhere to the following:

  • ABC will charge individual owner for excess trash left outside of dumpster. Notify Property Manager in advance.

  • Follow posted rules for recycle bin and break down all boxes. Keep lids closed on both bins.

  • Townhome owners maintain landscaping with no clutter around property.

  • Feed birds in standard bird feeders, not on ground. Feeding other wildlife is prohibited within the city.

  • Owner pays deductible for insurance claim due to neglect/carelessness of owner/guest/ tenant.

  • Damage to the elevator/carpet/hallway assessed to the owner.

  • Units in the big building must leave furnace rooms unlocked at all times. Owners must inspect and/or replace furnace, air conditioner, and water heater in a timely manner. All damage to the big building due to owner negligence is assessed to owner.

  • Each unit owner in the big building will provide a key to designated person in case of emergency.

  • Big building owners must keep storage spaces organized/locked.

  • Garage parking spaces are considered limited common areas and will not be used for storage.

  • Property Manager arranges for vendors/workers on property. Owners do not contact Association vendors.

Parking

  • Each unit is allowed to keep no more than two vehicles within the condominium regime.

  • Parking for overnight guests is available and allowed east of the big building.

  • Parking in the 3 spaces directly in front of the big building is strictly limited to 4 hours.

  • No parking in the emergency vehicle turn-around lane.

  • No parking along street of Louis Place.
